Idea

Nestease is building the Property Intelligence Operating System, while one trusted, employed crew handles everyday property needs — lawn care, cleaning, handyman, and more — all through one app.

Current Status

Launched April 2025 in Richmond, VA. 201 paying customers, 750+ active members, 1,700+ services delivered across 23 categories. $120K+ revenue collected with 69% retention (60-day) and 53% of customers using 2+ service categories. Now expanding to Omaha, NE as our second market.

Market

Nestease serves three segments in a $780B+ market: B2C Homeowners (busy, dual-income households seeking on-demand and recurring property care), B2P Realtors/Airbnb Hosts/Property Managers (needing fast turnaround and portfolio scale), and B2B Commercial & HOA clients (50-200 property portfolios needing year-round, multi-service contracts). Our SAM is $234B+ (30% of TAM), spanning 50+ metros and 2.5M+ properties — and even capturing 1% creates a multi-billion-dollar company.

Problem or Opportunity

Homeowners juggle 5-10 different contractors and apps for lawn care, cleaning, handyman work, and more — with inconsistent quality, no accountability, and no flexible local options. Property needs change every season, but nobody manages that ongoing relationship; homeowners are left re-coordinating everything themselves, year-round.

Solution (product or service)

Nestease is a Property Intelligence Operating System — one trusted, W-2 employed crew handles 23+ services (lawn care, cleaning, handyman, and more) through a single app. Customers get flexible, on-demand scheduling and consistent quality year-round, while our platform tracks every property's needs across seasons — so nothing falls through the cracks and nothing needs re-coordinating.

Competitors

Primary alternatives are gig marketplaces (Angi, Thumbtack, TaskRabbit) — which only match customers to 1099 contractors with no quality control, no ownership after the match, and no property memory. Single-category players (Molly Maid, Mr. Handyman) solve one service but don't expand into a full-property relationship. Local providers offer no app, no instant pricing, and no on-demand option. Nestease is the only platform combining W-2 employed crews, 23+ services, customer-controlled scheduling, and an HOA/property manager channel — no competitor offers more than two of these.

Advantages or differentiators

Nestease is the Property Intelligence Operating System — a relationship moat, not a marketplace. W-2 employed crews (54% gross margin vs. 35-45% industry avg, full accountability, no no-shows) deliver 23+ services through one crew/app, with every property's history, preferences, and patterns captured permanently (40% of lawn customers add a second service). Customer-controlled scheduling — weekly to pause, all in-app. Our HOA/property manager channel unlocks near-zero incremental CAC per property (one HOA = 50-200 properties). Hub-and-spoke expansion means our brand, app, and playbook travel to new markets — Omaha is market two. We also hold a 10-12x engineering cost advantage offshore.

Finance

Revenue Streams: Recurring subscriptions (weekly/bi-weekly/monthly), on-demand bookings, commercial & HOA contracts (year-round, billed weekly to quarterly), tiered service plans (Basic/Plus/Premium), and an annual membership program. Multi-segment: B2C ($616 avg/customer), B2P ($7K+), B2B ($15K+), HOA ($80K-$500K/yr).

Cost Structure: Primary costs are W-2 crew labor (hourly, flexed to demand — not fixed overhead), platform/tech development (10-12x offshore cost advantage), and city launch costs (<$50K per market). 54% blended gross margin today (67% on cleaning, 63% on outdoor), with margins expected to reach 65-75% as the platform scales.

Business model

Nestease operates a vertically integrated, multi-revenue model: recurring subscriptions, on-demand bookings, and commercial/HOA contracts — all delivered by W-2 employed crews (not gig workers) across 23+ services. Based on Year 1 data, average revenue per customer is $616 with 54% gross margin, and CAC payback happens on the first service. These are early numbers from a single market — cross-sell, retention, and margins are all expected to grow as the model matures and services compound per property.

Money will be spent on

25% Tech Team — onshore/offshore engineers building AI features & scaling the platform. 25% Tech Platform — AI scheduling, computer vision, routing & pricing automation (Property Intelligence layer). 35% Metro Expansion — crew hiring, training & equipment for 4 new markets (NoVA, NC, FL, NE). 10% Marketing & Customer Acquisition — referral programs and local brand density per city. 5% Company Setup — C-Corp/LLC compliance, IP filings, working capital.

Offer for investor

We're raising $1.5M via SAFE at a $16M valuation cap. At this cap, $1.5M represents approximately 9.4% of the company on a converting basis (subject to final terms at the priced round). We're open to discussing cap/discount structure based on investor fit and value-add — strategic investors with proptech, robotics, or multi-market operations experience are especially welcome.

Team or Management

Risks

As with any growth-stage company, our main focus areas are: scaling crew hiring while maintaining quality as we enter new markets, validating our hub-and-spoke playbook in Omaha (our first replication), and continuing to build on our early but strong retention and margin data as we expand. We've designed our model — W-2 employment, density-first expansion, and a proven Richmond playbook — specifically to address these head-on, and our $1.5M raise is structured to de-risk each of these as we scale.
