Mountain Mama's Sports Complex

Mountain Mama’s Sports Complex is a women owned 25,000 square foot indoor sports facility that will provide the community with a 140’x70’ turf soccer field, a 100’x60’ all sport court, a 3,000 square foot bouldering section [with a variety of difficulty levels], two pickleball courts/small all sport courts, a concession stand and meeting rooms for birthday parties, league meetings, and rentable space for other community activities. Mountain Mama’s will offer both competitive and recreational soccer leagues, recreational pickleball, basketball, and volleyball.

Ashley and her parents have successfully owned and operated an indoor sports complex in WI for over 27 years where Ashley was intimately involved in daily operations and management. Because of this, Mountain Mama's already has a full indoor soccer field with player boards, glass and netting. Mountain Mama's is currently under contract for a commercially zoned property, with the seller being one of our investors because this is so needed in this area. We will be receiving a pre-approval commercial loan soon and need capital to make this happen!

The target market for Mountain Mama’s includes all walks of life from ages three years old to seniors. Mountain Mama’s will offer a ‘Little Kickers’ soccer sessions for three to six year olds, competitive and recreational leagues from U6-U19 and adult competitive and rec leagues. Mountain Mama’s will also target older adults who want something active [but less competitive] to do, which could include pickleball on our two pickleball courts and bouldering for all ages and difficulty levels. While our target market is more specific to soccer than other sports, our rubber infilled turf will allow for flag football, lacrosse, rugby, baseball, and kickball. As a former indoor soccer center owner, U10, U11 and U12 boys secured the highest number of teams out of all the leagues. After speaking with the Conifer Soccer Club President and the Colorado Rush Mountain Region operator, it is clear there is an ongoing battle with all other sports for indoor field/practice space. The Conifer Soccer Club President mentioned that they are battling with wrestling, basketball and lacrosse over practice space and times.

The Conifer/Bailey area lacks activities for youth, especially during the winter months. Conifer does not have a recreation center or complex for organized sports leagues and open play. Multiple caregivers and youth report they currently hang out in King Soopers parking lot for fun. The Conifer/Bailey and southwest Denver area soccer clubs and other sports teams lack indoor rental field and court space and have reported that there is a large need for more space, especially in the winter months. This was confirmed by both the Conifer Soccer Club and the Colorado Rush soccer club.

Mountain Mama's will be the region's hub for indoor sports and recreation, fostering a vibrant community where athletes of all ages and skill levels can thrive, compete, and grow in a safe and inclusive environment. Fr om toddlers playing in our Little Kickers Program through the entire spectrum of ages, Mountain Mama’s offers both leagues and open play, as well as hourly field rental for practices. Mountain Mama’s offers climbers of all skill levels and ages to utilize the bouldering wall in the form of memberships or daily drop in times. Our All Sport Court will be available for volleyball and basketball leagues, additional pickleball courts as needed, as well court rentals and for other activity options for birthday parties (e.g. nerf games, lacrosse). In addition, Mountain Mama’s will have two pickleball courts for leagues, open play and tournaments. In an area wh ere there is little to do, especially during the winter, we are providing the community with a healthy and active place to play.

Golden Goal offers teams at $700/team for 8 weeks. Golden is the closest sports complex, 40 minutes to Conifer, and would not be a direct competitor per the target population. Golden Goal does not offer other sports leagues at their facility. In the 2024 year, Golden Goal had 164 teams with a city population of around 20,000 people.
Foothills indoor soccer center in Denver, CO is the other closest competitor of Mountain Mama’s because of the teams (Conifer area) that play there, however, it is not a direct competitor in regards to the business model and it’s publicly owned, not privately owned. Foothills is currently where soccer teams in Conifer currently play and after several conversations with the Conifer Soccer Club president, as well as the Colorado Rush (mountain area), both confirmed they would prefer to play near them and would support Mountain Mama’s with the club teams. While there are several recreational centers in the Denver area, Mountain Mama’s will be specific to soccer and rock climbing, with an added all sport court, unlike what a full sized rec center offers.

Local! After speaking with many locals, the need to have something to do locally, is imperative. During the winter months, most locals don't want to drive 40 minutes down the mountain for their children to play an hour soccer game. The

The majority of our revenue will come from indoor rec and competitive soccer leagues, pickleball leagues and tournaments, volleyball and basketball rec and competitive leagues, a bouldering section with memberships and drop in's open play will be available for all sports. Our concession stands and birthday parties will also be a source of revenue. Year one EBITDA is projected at $230,603, year two at $281,520 and year three at $338,783.

Mountain Mama's will have a hybrid revenue model offering memberships, leagues, open play and a la carte birthday party/event options.

The funding will be spent on initial startup costs for the building, the courts, concessions, supplies, etc. Once we have the initial funding, there won't be many added on expenses with the services we are offering.

We are looking for one or two interested community members or organizations to invest $50,000 - $200,000 in Mountain Mama’s Sports Complex’s initial startup costs. The return on this investment will be 10% interest to be paid no later than December of 2027. We are looking for investors who have a personal desire and buy-in to provide the Conifer and surrounding community with this much needed sports complex.

Apart from the obvious risk of a competitor moving into the area, the other risk would include a target market not strong enough for full leagues. This is also hardly a risk when a variety of sports are fighting for field time and court space. Putting a 25k sq ft new building on a commercially zoned property immediately creates a value of over $1.5m in this area. If the projected market doesn't deliver, we have creative options for indoor activities to supplement revenue. We are confident this will not be the case.
