Problem or Opportunity

The commercial real estate marketplace is highly fragmented. There are no name brand Tenant Rep firms. Our platform will generate leads for thousands of independent agents, much in the way that Lending Tree matches consumers with lenders at scale.

Solution (product or service)

The company is an advertising / marketing engine specific to B2B, commercial real estate occupies of space. It will refer leads, at scale, to agents and brokers who will transact business, earning commissions. Fees will be split with our company in return for the lead, typically at 25% to 30%

Competitors

The leading national "brands" CBRE, JLL, Cushman, Colliers...target the Fortune 1000 and agency assignments. There are hundreds of thousands of mid market companies that are not actively targeted via digital advertising strategies.

Advantages or differentiators

Each co founder has over 35 years of industry experience, having negotiated millions of square feet in transactions. One co founder has built the top ranked web site for International Property News, and the first or second ranked site for international property listings with over 2.3 MM listings.

Finance

Company has been bootstrapped to this point. Revenues over $300,000 in 18 months. $5MM Series A will fund operations and digital media strategies for over 2 years.

Business model

Similar to that of Lending Tree, which had over $1.1 BB in revenues in 2019. This is a lead generation platform matching businesses with commercial real estate brokers, hundreds of whom we have already identified as potential partners.

Risks

As with any start up, there is a greater likelihood for failure than success. The company offers a service (at no cost to the clients), but it will take significant advertising expense to bring this service to market. No other CRE firms have attempted to do what we are trying to do. Compass built a national brand in 7 years with over $1BB in Venture Capital. We see similar potential with our company.
