Idea

We are in the first phase of startup, where we would like to prove and execute the "new way'' of construction for purpose of rental living. It is a new concept in construction and finance phase. We are looking for long term investor, who is experienced in RE, mainly in Europe. Our startup is orientated for affordable and ecological sustainable. We offer very interesting model of investment for potentional investors, we are flexible and ready to start coperation.

Current Status

Currently we are looking for investors in our pre-seed stage, according our experience and researches, which we have had done, we are prepared to start and finish R&D phase as preparement for next stage, which will be proving of our model and execution - which means physical build & rent the project.

Market

We would like to start and prove our startup in region of CEE. In later stages we would like to implement our startup and model in Western EU. Our target clients will be middle and middle lower class, including young families.

Problem or Opportunity

We would like to offer solution for lower and middle class of population, in current situation in central and western Europe, there is the increasing problem with affordable living, with "starting" apartment for young families, students, etc.
We would like to offer solution in 2 ways:|
1. build and offer affordable housing
2. decrease the enviromental impact of construction processes, due to modern, sustainable way of construction

Solution (product or service)

Sustainable and affordable way of living for lower and middle class of population.
Faster building processes, cheaper realisation and bigger positive impact of enviroment

Competitors

Currently we have not any knowledge about competitors in our regions (central EU).

Advantages or differentiators

Our main advantage are:
1. shorter time of construction processes
2. "dry" way of construction phases
3. lower costs per built m2
4. big positive impact on enviroment

Finance

Our expectation for next 5 years is clear:
- prove model and extend our startup into the western Europe
- build & rent more than 50.000 m2 renting units
- improving of building model and achieve higher positive impact on enviroment

Business model

Our business model is based on cooperation with 3 parties, which will be our company (developing & building), investment entity and bank institution.
Due to our expertise and calculation, we would be able to use this kind of model repeatably in every region in EU.

Investor role will be, provide funds for acquisition and realisation of project, until final phase, when the project unit will be built and rented, in this phase will enter the bank institution, when we will use refinancing tool, to pay back investor and set up long term loan, so we would be able to keep rents low and satisfy our investors in short term period.

Money will be spent on

In our current pre-seed stage we will use the funds mainly for realisation of R&D, it means we will deliver the the complete engineering phase, architectural and calculation phase, which will indicate the real numbers and estimates for next stages.

Offer for investor

We are open for negotiations, but basically we offer share on equity up to 15%.

Risks

Price volatility of construction materials in uncertain age, impact of war, COVID, etc...
