We have just completed the Techstars accelerator program and within the month, we've added over 2000 rental to our platform. We signed up developers who use the largest property management companies in the world. This includes Greystar and Pinnacle.

Problem or Opportunity
Every year in America, millions of rental transactions are completed with little to no negotiation taking place. The process is static and inflexible. This lack of negotiation during the rental process is why property managers are leaving higher yields and better terms on the table. We realized the lack of negotiation was being caused by the industry’s LONG HELD practice of first-come - first-leased. This undisciplined rush to fill vacancies doesn’t allow property managers to negotiate with multiple applicants at the same time.
Solution (product or service)
For that reason, today’s rental industry is at a standstill. Property managers are focused on just one applicant at a time when they should be focused on the entire pool of applicants. To solve this problem, we knew the industry needed a new way to complete the rental transaction. So, we created LivoSecure™. LivoSecure is the FIRST PLATFORM to allow MULTIPLE RENTERS to make offers in real-time - not just based on the rental amount... … but also on the move-in date, and the length of the lease.

Our product and service are new. We do not have a direct competitor.
Advantages or differentiators
There have been other companies who've tried to build a bidding platform for rentals, but they all fail. They fail because they are one-dimensional. They allow the renter to bid only on the rent amount. Resulting in building a prop-tech tool that only increases rent. No one likes this. LivoSecure is the first platform to allow renters to make offers in real-time, not just based on the rent amount, but the move-in data and the term of the lease.
Finance
The pricing model includes a free service to the self-managed landlord market, but Livo collects 100% of the applications and screening revenues. For larger property management companies we have a pricing model that charges an annual fee of $1200.00 per community. We also have a slew of ancillary revenue from channel partners.
Business model
We are a B2b SaaS for the US real estate market. Our channels include but are not limited to multifamily, senior living, student housing, single-family home rentals, and short-term/vacation rentals.
